Understanding Lot Premiums: Walkouts, Lookouts and Ravines
A lot premium is an amount added to a home's base price because the specific lot has a feature others do not — grade that permits a walkout basement, a lookout deck, a corner exposure, or a ravine backing. Premiums are one of the largest discretionary line items in a pre-construction purchase and are worth understanding before you rank your lot choices.
Walkout basement. A walkout basement has a full-height door at the rear leading directly to grade. It requires a lot that slopes away from the street, which is a fixed feature of the land. Walkouts command a substantial premium because they turn a basement into genuinely liveable space with natural light and a private entrance — useful for a secondary suite, a home office or a multi-generational household.
Lookout or walkout deck. A lookout lot has partial grade change: taller basement windows admit real daylight, and the rear often supports an elevated deck, but there is no full door to grade. Premiums are considerably lower than a full walkout — commonly in the region of $9,500 — which makes lookouts one of the better value features in most releases.
Ravine, greenspace and corner lots. A ravine or greenspace backing guarantees no rear neighbour, and because a municipality cannot manufacture more of them, they attract the highest premiums in a community — often well into six figures. Corner lots add light on a third exposure and often a wider frontage, at a smaller premium, with more snow and lawn to maintain in return.
