The Tarion New Home Warranty: What Is Actually Covered
Every new home in Ontario is enrolled in the Tarion New Home Warranty. Coverage runs in tiers — one year for workmanship and materials, two years for envelope and systems, seven years for major structural defects — alongside deposit protection and delayed-closing compensation.
Year one. The first year is the broadest coverage period. It protects against defects in workmanship and materials, unauthorised substitutions, Ontario Building Code violations and issues that make the home unfit to live in. Most claims arise here, which is why the Pre-Delivery Inspection matters — everything documented at PDI is on the record from day one.
Years one and two. The two-year tier narrows to the systems that are expensive to fix: water penetration through the basement or foundation, defects in the electrical, plumbing and heating systems, defects in the exterior cladding, caulking, windows and doors that cause water penetration, and Ontario Building Code health-and-safety violations.
Years one through seven. The seven-year tier covers major structural defects — failures in load-bearing elements that materially affect the use of the home. These claims are rare but catastrophic if uninsured, which is what makes the long tail of Tarion coverage valuable compared with buying a resale home of similar age.
